New Senior Citizen Housing Centre
Frohnau Speerweg 7-9, 13465 Berlin-Reinickendorf
The 3-storey building is located on the conical junction of Maximiliankorso and Speerweg in Frohnau area, Reinickendorf district in Berlin. The building adopts to the building line and the cubature of a single-standing mansion type housing in the neighbourhood. The building presents two typical tall cubatures on both sides, following the existing building line for the neighbouring buildings on both Maximiliankorso and Speerweg.
These two solid building structures are integrated and inter-connected through one airy, fully-glazed façade in the central entrance and the common area. The lighting of the staircases is accentuated through quadratic slits, so that it gives a sense of mixture between light and shadow in life while walking up to the upper floors. Due to the habit of the senior citizens, participating in the outside world through the unrestricted view beyond the room, there is a light-filled glass bay in each room. In order to improve the micro-climate, the rooftop is extensively greened.
The delivery takes place at the souterrain level. The access to this level can be found on Maximiliankorso. Respectively, the car and the fire brigade access are made possible on the existing pathway at Maximiliankorso. Therefore, the pedestrians/ wheelchair users have an easy and direct access on the underground level.
Health, Ecology and Heating
With the health of the resident and the user in mind, only hygienic, harmless building materials are used. Lime sand stones, dissolving and formaldehyde-free wood, together with bamboo flooring make the comfort of living possible. The heating of the rooms is provided by a pellet and radiant heating system. The reversion of the heating system to achieve a cooling effect is also planned. The rainwater is taken care of by a drainage system in the garden and a localised infiltration facility.
