Conversion of a Commercial Building into a Youth Hotel

The commercial building, whose upper floors were once used as offices and a printing plant and whose ground floor was used as a strip club and a restaurant, is to be converted into a modern Youth Hotel, with an architect-designed functionality upgrade yet without affecting the town planning Preservation Statute.

 

According to the town planning, the corresponding neighbouring residence upgrade should keep the original characteristics and the façade. The front loft, where the hotel rooms are built, together with the war-affected run-down side wing will be turned into a contemporary style architecture.

 

The Building 113 yard will be closed up by a glass rooftop built directly from under the first floor windows. The reception and a Coffee Bar are situated opposite an elevated conference room and a breakfast bar. The building 112b will not be closed up and will be changed into a gravel garden. Then the illuminated natural fountain with a glass base at the coffee bar can greatly enhance the atmosphere.

 

The characteristics of the hotel rooms should be simple, reflecting the young and relaxing spirit, which the modern Youth Hotel represents. The bedrooms will be divided by a single-sided mirror wall, that also serves the purpose of providing natural lighting for the bathrooms. The flooring will be of solid Finnish birch-wood. The indirect wall lighting not only improves the unique individuality of the hotel but also reduces the facility costs. Large patterns of flowers, butterflies and crystal images on the back wall of the bedrooms give all the rooms their distinctive touch and the lightings in all rooms also deliver various colour shades.

The wall surface coating and the waterproof floor finish in the bathrooms present a cost-effective and economical ruggedness for every room in this hotel, thus making the room prices more affordable.
